Where it sits relative to Fairlawn
In the Census boundary files, Cuyahoga Falls and Fairlawn never touch. The Falls borders Bath Township and Akron, both of which border Fairlawn, and it also borders Stow, Tallmadge, Munroe Falls and Silver Lake (TIGER/Line 2024). SR-8 and SR-59 are the state routes that run through it (TIGER/Line 2024 roads).
A small part of the city even falls in 44333, the ZIP our Fairlawn office uses, though most of it is 44223 or 44221 (Census ZCTA-to-place file). As elsewhere, the street address is what we go by.
A mid-century housing picture
The median Cuyahoga Falls home dates to 1959. About 19% were built in 1939 or earlier, and owners occupy 64.4% of the homes that are lived in (Census Reporter, American Community Survey 2020-2024). Fairlawn's median, by comparison, is 1973.
Those are house ages. They do not date the garage door, which may have been swapped several times. On an older property, though, it is common to find a newer door on older track, or a modern opener bolted to a ceiling that was never framed for one. Worth mentioning if you know it.

More snow to the north
According to the winter 2025-26 review from the NWS office in Cleveland, 40 to 60 inches of snow was common from the north suburbs of Akron in winter 2025-26, with more in far northern Summit County (NWS Cleveland winter summary). Cuyahoga Falls is among the northern suburbs, closer to the Lake Erie snowbelt, so it can see more snow than the airport station in Green.
More snow means more meltwater at the door and more road salt carried in on tires. Chloride brine speeds up rust on the parts nearest the floor: bottom brackets, cable drums and the lower few feet of track. A brown streak down the track or a bracket flaking at its bolts is worth a look before it lets go. Our maintenance tune-up page lists what an inspection covers.
Please do not unbolt or tighten a bottom bracket yourself. The lift cable attaches there, and it is under spring tension even with the door closed.
City zoning or county permits?
The Cuyahoga Falls zoning page separates what the city decides (zoning) from what the county handles (building permits), and it covers new garages too. Start there if a plan changes the opening or structure. Routine door repair is not in that category.
